2. Drafting the Contract
Once you’ve accepted an offer, we’ll then prepare a draft contract for the buyer’s solicitor. This includes key information about the property, such as boundaries, fixtures and fittings, and any legal restrictions.
We’ll also send over the title deeds and property forms, which you’ll complete with our support.
3. Responding to Enquiries
The buyer’s solicitor may raise questions about the property, these could relate to planning permissions, warranties, or any disputes.
We’ll work closely with you to respond promptly and accurately, helping to keep the process moving and avoid unnecessary delays.
4. Exchange of Contracts
Once both parties are satisfied and all enquiries have been resolved and the buyers mortgage is confirmed contracts are exchanged. This is a key moment: the sale becomes legally binding, and a completion date is agreed.
We’ll ensure everything is in place so you can move forward with confidence.
5. Completion
On the agreed date, the buyer’s solicitor transfers the funds, and ownership of the property officially changes hands. You’ll hand over the keys, and we’ll take care of the final legal formalities.
